Coastal Homes, Salt Air, and the One Habit That Saves You Thousands

There is nothing like a coastal Orange County home. The light, the breeze coming off the water, that feeling you get pulling into the driveway after a long day. I was born and raised here in Newport Beach, and I have spent more than two decades helping people buy and sell along this coast. I still think it is the most beautiful place to live in the world.

But I will tell you what I tell every client: that same salty air we love is not always kind to your house.

A client asked me a great question this week

She asked how often she should be painting her exterior trim. Simple question, and honestly one of the most important ones you can ask about your home. So this one is for her, and for anyone who owns a home near the water.

Here is the honest answer. On the coast, exterior trim and fascia tend to need attention sooner than they would inland. A lot of painters point to refreshing exterior trim somewhere in the range of every three to five years, and coastal exposure can pull that window shorter. I want to be clear that this is general guidance, not a fixed rule, and the right interval depends on your specific home, its exposure, and the paint that was used. I recommend having a trusted painter take a look and give you a read on your particular situation.

But the number is not really the point. The habit is.

Why the coast is harder on your paint

Salt in the air, strong sun, and marine moisture all work on your exterior finishes a little every day. Paint on the coast simply takes a beating. You will often see it first on the trim and the fascia, the boards that run along your rooflines and eaves, because those surfaces are the most exposed and the most important to protect. When paint starts to fail there, moisture gets in, and moisture is what eventually leads to wood rot and the kind of repair bill nobody wants.

The habit that matters more than the calendar

Here is the truth I have watched play out over and over. Maintenance is the single most important thing you can do for your home. When I see clients feeling overwhelmed by their property, it is almost never one big thing. It is a hundred small things that were never touched. The little fixes, the touch ups, the yearly once over that all got put off, and over the years they pile up into one big, intimidating, expensive project.

It does not have to be that way.

A yearly check. A little love. A hose down to rinse the salt off. That alone can save your exterior from early retirement. Walk your home once a year and look at the trim and fascia. Spot a little cracking, peeling, or a spot where the caulk has pulled away, and touch it up while it is still small. Give the exterior a good rinse a couple of times a year to get the salt residue off. None of this is expensive. All of it adds up to a home that ages beautifully instead of falling behind.
