What’s Coming to Newport Beach? New High-Rises, Ritz-Carlton Residences, Shea Homes and More
Newport Beach is preparing for a new chapter in residential development. From luxury high-rises near Fashion Island to townhome communities along Dover Drive and new residences near John Wayne Airport, a number of projects could expand the city’s housing options over the coming years.
Related California, Shea Homes, Irvine Company and Intracorp all have projects in the mix. The Ritz-Carlton name is also part of the conversation, with a planned residential tower at VEA Newport Beach.
Having lived in Newport Beach since 1993 and in Newport Heights with my own family since 2009, I understand why these developments generate so much interest. We all want to know what is coming, how it will fit into the community and what it could mean for the neighborhoods we love.
For buyers, these projects also raise an interesting question: Could new construction provide an opportunity that has been difficult to find in Newport Beach’s existing housing market?
Here is a closer look at the major developments to watch, from the proposed skyline changes around Newport Center to smaller ownership communities throughout the city.
Project information reflects publicly available materials as of October 31, 2026. Plans, approvals, pricing and construction schedules may change.
Related California’s Twin Towers at the Big Newport Theater Site
One of the most significant changes planned for Newport Center is Related California’s redevelopment of the Regal Edwards Big Newport theater and an adjacent fitness facility at 210 and 300 Newport Center Drive.
The approved plans call for two 22-story residential towers with a combined 150 condominiums. The buildings would rise approximately 270 feet and include resident amenities, home office space offered for sale, and a retail or café component.
The Planning Commission approved the project in March 2026, and the City Council denied appeals in April, allowing the approval to stand.
For longtime residents, this project comes with mixed emotions. Big Newport has been part of the community for decades, and its replacement would represent a noticeable change to a familiar destination near Fashion Island.
At the same time, the project would introduce a type of luxury ownership opportunity that has been relatively limited in Newport Beach: newly built high-rise residences close to shopping, dining and everyday conveniences.
I can see the potential appeal for homeowners who want to stay local while moving away from the upkeep of a larger property. The final floor plans, services, association dues and pricing will ultimately determine how these homes compare with other coastal Orange County options.
The Ritz-Carlton Residences at VEA Newport Beach
The planned Ritz-Carlton Residences would bring another substantial residential tower to Newport Center.
The approved concept involves converting a portion of the hotel use at VEA Newport Beach, formerly the Newport Beach Marriott, into branded residences. Plans describe a 22-story building with up to 159 homes, along with a pool, spa, fitness facilities, an event lawn and new parking structures.
The project received its environmental determination in May 2022.
For anyone hearing that “the Ritz-Carlton is coming to Newport Beach,” the distinction is helpful: This project is planned as Ritz-Carlton Residences associated with the VEA campus. Buyers will want to review the specific services, amenities and ownership terms when official sales information becomes available.
The location near Fashion Island and the hospitality connection could appeal to second-home buyers, frequent travelers and residents seeking a home with fewer day-to-day maintenance responsibilities.
A firm opening date should be confirmed directly with the development team as the project advances.
Shea Homes’ Newport Beach Projects
Shea Homes has several Newport Beach projects worth following. These smaller townhome communities offer a different approach to new construction from the towers planned around Newport Center.
Dover Townhomes at 601 Dover Drive
At the corner of Dover Drive and Cliff Drive, plans call for 33 for-sale townhomes replacing an existing medical office building.
The community would include seven three-story buildings with two-, three- and four-bedroom residences ranging from approximately 1,355 to 2,247 square feet. Each home would have a two-car garage.
Plans also include shared outdoor gathering areas and a publicly accessible corner plaza, with vehicle access from Cliff Drive. The Planning Commission approved the project in February 2026.
For buyers interested in the Dover Drive and Westcliff area, this could provide a new ownership option near established Newport Beach neighborhoods. The final layouts, outdoor spaces and pricing will be important considerations.
Ford Road Townhomes at 1650 Ford Road
Another Shea Homes project is the approved 27-home townhome community at 1650 Ford Road.
The project received Planning Commission approval in July 2025 and City Council approval following an appeal hearing in August 2025. Subsequent city materials identify Shea Homes in connection with the subdivision agreement and final tract map.
Its smaller scale may appeal to buyers looking for new construction within a more intimate residential community.
Park Palm at Uptown Newport
Shea Homes also acquired the approximately 1.06-acre Park Palm site within Uptown Newport Village.
Shopoff Realty Investments announced the sale in August 2026, describing the property as entitled for 23 townhomes. At that time, construction was anticipated to begin in 2027, with completion expected in 2028–2029.
Those dates are projections and may change, but Park Palm is another meaningful addition to Newport Beach’s future townhome inventory.
Uptown Newport’s Continued Evolution
Park Palm is part of the larger Uptown Newport neighborhood near Jamboree Road.
The approximately 25-acre master plan was originally entitled for 1,244 residences, commercial space and two one-acre parks. Existing components include the 458-apartment One Uptown Newport community, Uptown Newport Park and Parkhouse Residences, a collection of 30 luxury condominiums.
The neighborhood illustrates a broader shift taking place in parts of Newport Beach: former office and industrial properties becoming residential communities.
Some portions of Uptown Newport are already established, while others represent future development. The total master-plan housing count should therefore be viewed separately from the number of residences currently being built.
More Housing Around Fashion Island
The luxury condominium towers are only part of the Newport Center story. Irvine Company also has rental housing projects that could bring more residents close to Fashion Island.
Villas at Fashion Island Expansion
A five-story, 184-residence expansion is underway at Villas at Fashion Island.
The project replaces a parking structure and adds apartments and underground parking to the existing community.
Although these homes are rentals, the expansion is relevant to the broader Newport Beach real estate market. It creates another option for people who want to live near Fashion Island, including those who may be relocating, renovating a home or deciding where they want to purchase.
Block 100 at Newport Center Drive
Irvine Company’s Block 100 plans envision approximately 600 apartments around 100–190 Newport Center Drive, near the southern portion of Newport Center.
The redevelopment has been described as replacing existing office space with residential buildings.
Because public descriptions vary on the project’s precise approval stage, Block 100 is best viewed as a planned redevelopment, with current approvals and construction timing to be confirmed directly with the city.
Its size makes it an important project to follow as Newport Center continues to evolve into a neighborhood with more residential options.
Fairway Three at Newport Beach Country Club
Fairway Three is another Newport Center development to watch.
In October 2026, the city adopted a development agreement vesting rights for 78 residential units at the Newport Beach Country Club property. Planning materials describe the potential development at the northeastern portion of the club property, with Eagle Four Partners identified as the applicant.
A development agreement establishes important rights, but it does not provide all the information a buyer would need to evaluate a future purchase.
Additional details about the design, residences, amenities, pricing and schedule will be needed as Fairway Three moves forward.
New Condominiums and Townhomes Near John Wayne Airport
Some of Newport Beach’s most substantial residential changes are taking place in the Airport Area, where a number of existing office sites are being considered for housing.
These communities offer a different setting from the city’s coastal neighborhoods, with proximity to employment centers, major roadways and John Wayne Airport.
Onyx at 1401 Quail Street
Intracorp’s Onyx community is planned as a six-story, elevator-served building with 67 for-sale residences.
The developer describes single-level homes with two to four bedrooms, underground parking and amenities including a pool, spa and clubroom.
As of October 2026, the developer’s website anticipates presales in early 2027, with pricing beginning in the $2 millions, subject to change.
The single-level floor plans are a feature I would pay attention to. For buyers who want new construction and fewer internal stairs, an elevator-served condominium can provide a useful alternative to a multilevel townhome.
The Residences at 1500 Quail Street
A separate redevelopment at 1500 Quail Street received Planning Commission approval in April 2026 for 100 for-sale homes replacing an existing office building.
The project has been described as a townhome-style condominium community, adding another ownership option in a part of Newport Beach historically associated with office properties.
Redstone at 1300 Dove Street
The Redstone redevelopment includes properties at 1200 and 1300 Dove Street and 4041 MacArthur Boulevard.
City materials identify a 132-home residential townhome project, with related zoning and development-agreement actions advancing during summer 2026.
1301 Dove Street
A separate project at 1301 Dove Street is approved for 139 for-sale townhomes.
Plans describe two- to four-bedroom residences ranging from approximately 1,425 to 2,362 square feet.
The development may occur in phases, beginning with redevelopment of the parking structure area and potentially proceeding later to replacement of the existing office tower.
Despite their similar addresses, 1300 and 1301 Dove Street are separate developments with different sites and home counts.
Dove Point at 901 and 1001 Dove Street
Dove Point is one of the newest additions to the approved development pipeline.
An October 2026 environmental filing documents approval of a 75-home condominium community at 901 and 1001 Dove Street.
Plans call for eight four-story buildings containing two- and three-bedroom residences, each with a two-car garage.
Together, these projects show how much of Newport Beach’s future ownership housing is being planned on land previously used for offices.
Larger Apartment Developments in the Airport Area
The Airport Area also includes several substantial rental housing projects.
MacArthur Court
Irvine Company has an approved development agreement vesting rights for 700 residences and 10,000 square feet of nonresidential space at MacArthur Court.
More detailed project approvals are being addressed separately. As of this update, a Planning Commission hearing for the apartment plans is scheduled for November 5, 2026.
The distinction matters: An approved development agreement is an important milestone, while individual building plans and other approvals can continue through additional review.
Residences at Airport Village
The Residences at Airport Village project received Planning Commission approval in April 2024.
City planning records describe a six-story, 444-apartment development at properties along Campus Drive and MacArthur Boulevard.
Bristol Street and Von Karman
Other significant projects in the area include the Residences at 1300 Bristol Street, identified in planning materials with 193 apartments; the approved 229-apartment redevelopment at 1400 Bristol Street; and the 312-apartment Residences at 4400 Von Karman.
These projects are part of the larger housing pipeline. Their inclusion does not mean every development is currently under construction or approaching completion.
Westcliff at Dover
Westcliff at Dover is a separate development from Shea Homes’ project at 601 Dover Drive.
Located at 1501 16th Street, the proposal calls for 30 for-sale townhomes on an existing office site. The project appeared before the Planning Commission in June 2026.
Its location near existing neighborhoods and the Environmental Nature Center makes the final design, landscaping, access and relationship to surrounding properties especially relevant.
For buyers considering this part of Newport Beach, the project could eventually provide another new construction option near the Newport Heights and Westcliff areas.
Monrovia Townhomes in West Newport Mesa
At the southeast corner of Monrovia Avenue and West 16th Street, an approved development would introduce 89 homes on approximately 4.34 acres.
The September 2025 approval includes a mix of single-unit dwellings, two-unit buildings and townhome-style residences, with subdivision approval allowing individual sales.
West Newport Mesa offers a different setting from Newport Center or the Airport Area. Buyers evaluating new construction here should consider the surrounding streets, proximity to their daily destinations and the specific layout of the community.
Newport Village on Mariners’ Mile
Newport Village is one of the most significant proposed mixed-use redevelopments near Newport Harbor.
The approximately 9.4-acre project would span both sides of West Coast Highway in Mariners’ Mile.
The city’s published plans describe 198 homes, consisting of 181 rental apartments on the inland parcel and 17 condominiums on the waterfront parcel.
The proposal also includes approximately 63,285 square feet of office, retail and restaurant space, along with a publicly accessible waterfront plaza and boardwalk.
The published project description identifies a maximum building height of 35 feet. Newport Village remains a proposed redevelopment requiring environmental review and coastal approvals.
Its waterfront location and combination of housing, businesses and public access make it an important project to follow as discussions about the future of Mariners’ Mile continue.
What Could These Projects Mean for Newport Beach Real Estate?
The biggest change may be the variety of housing available.
For many homeowners, the challenge has been finding somewhere to go when they are ready to leave a larger property. They may love Newport Beach and want to stay close to friends, family and familiar routines, while preferring a home with less maintenance.
These developments could eventually provide more choices, including luxury tower residences, single-level condominiums and smaller townhome communities.
Second-home buyers may also find new options that better fit how often they plan to be here and how much property upkeep they want to manage.
That does not mean every development will serve the same buyer. A residence near Fashion Island offers a different experience from a townhome near Dover Drive or a condominium in the Airport Area.
New construction also does not automatically increase nearby property values. Pricing, location, design, views, privacy, association dues and the timing of delivery will all influence how each project is received.
For neighboring homeowners, construction activity, traffic and changes to surrounding streets are practical considerations that deserve attention throughout the review and building process.
Buying New Construction in Newport Beach
A rendering can make a strong first impression, but the details determine whether a property is the right fit.
Before purchasing, I would want to understand the floor plan, orientation, natural light, parking, outdoor space, monthly ownership costs and anticipated construction schedule. Developer contracts, deposits and completion terms also deserve a careful review.
For properties near John Wayne Airport, I would recommend spending time at the location and evaluating aircraft noise in person.
Whether you are considering a future high-rise residence near Fashion Island, a newly built townhome or an existing home in Newport Beach, Corona del Mar or Newport Coast, it helps to compare the full range of options.
If you are curious about one of these developments, thinking about downsizing or wondering how nearby construction could affect your next move, I can help you evaluate the location, review the available information and compare it with other opportunities throughout coastal Orange County.
