Real Estate is constantly changing, which is why I love it. It never gets boring. As I flip through today's headlines, one stood out, “Biggest shakeout in a century set to hit real estate agents this week.”
With headlines like this, I thought I would share an email that I recently sent out all of my clients looking to purchase a home. Knowledge is power and I am always here to empower my clients.
“Starting August 17th, a new Buyer Representation Brokerage Compensation (BRBC) form will be required for every showing and offer in California and each state will have their own version of this form. This change is due to a recent buyer commission lawsuit and aims to ensure transparency and set clear expectations for both Buyers and Sellers. This form will be mandatory for any showing or offer. Whether you're scheduling a showing through Zillow or attending an open house without an agent, a form will be required stating whether you have representation. While 18 states, such as Washington, have required this form for years, it was not previously a requirement in California.
I firmly believe in the value of Buyer representation, which is why I rarely represent both the Buyer and the Seller. Rest assured, I am committed to earning my commission and representing your best interests as a dedicated negotiator. I will continue to negotiate for the seller to cover these costs whenever possible, especially in our current market, where sellers still often offer concessions. I value your business and will work tirelessly to maintain your trust.
