You Might Think Your Home Is In A Trust, But After A Refinance, It Might Not Be

Most estate planning professionals recommend reviewing your trust every 3 to 5 years, or anytime there’s a major life event.

You might think your home is safely in your trust, but after a refinance, it might not be. ⚠️

This is a common mistake many homeowners make, especially here in Coastal Orange County, where properties in Costa Mesa, Newport Beach, Corona del Mar, Huntington Beach, and Laguna Beach often represent a family’s most valuable asset. With luxury real estate values continuing to rise, making sure your property is properly titled in your trust isn’t just good planning—it’s essential for protecting your estate.

Why Reviewing Your Trust Matters in California

Most estate planning professionals recommend reviewing your trust every 3 to 5 years, or anytime there’s a major life event such as:

  • Marriage or divorce

  • Birth of a child or grandchild

  • Sale or purchase of a home

  • A refinance (this is a big one!)

  • Changes in your financial situation or investments

Even if you’ve taken the time to create a trust, your property must be correctly titled in it. We recently helped a family in Newport Beach who learned the hard way that their mother’s home wasn’t re-titled into the trust after a refinance. That one oversight meant the home went through probate—causing a costly delay, thousands in legal fees, and unnecessary stress during an already emotional time.

This could have been avoided with a quick review and proper title work.

Protecting High-Value Coastal Homes

If you own a home in Costa Mesa, Newport Beach, or anywhere along the Orange County coastline, chances are your property is worth well into the seven or even eight figures. The last thing you want is for your estate—or your loved ones—to get tangled up in probate court. By making sure your trust is updated and your title is correct, you’re protecting not just your financial legacy, but also your family’s peace of mind.

Don’t Leave It to Chance

Not sure if your property is actually held in your trust? I work closely with trusted estate attorneys and title professionals in Orange County who can quickly review your situation and make sure everything is buttoned up.

And if you haven’t yet created a trust, my best advice is—do it today. It’s one of the smartest financial decisions you’ll ever make. The cost is minimal compared to the value of your home, and the protection it provides is priceless. Personally, I recently reviewed my own trust after 15 years and realized how much had changed—I now sleep better knowing everything is current and my family is protected.

✨ Knowledge is power. The more you know, the better you can protect what matters most.

📩 DM me today and let’s make sure your trust and title are in order—because your Coastal Orange County home deserves the highest level of protection.
